Four Forces Reshaping Fire Safety for UK Businesses

Fire safety expectations for UK businesses are changing. Insurers are asking harder questions. Certification that was once considered a nice-to-have is becoming a prerequisite. Electrification is introducing more power (and more potential ignition sources) into increasingly compact spaces. Meanwhile, incremental regulatory changes are quietly raising the standard of what counts as adequate fire protection.

Understanding these four forces is essential for businesses that rely on active fire suppression to protect critical equipment. Together, they're changing what effective fire protection looks like, and why now is the time to review whether existing systems still meet today's expectations.

Greater emphasis on active fire protection

Fire safety expectations are rising across the UK. Over the past two years, new regulations, updated guidance and more rigorous testing standards have steadily raised the benchmark for fire protection. While many of these changes focus on residential buildings, they're also influencing expectations for commercial and industrial premises.

As standards evolve, insurers and risk assessors are placing greater emphasis on whether fire protection is appropriate for the risks within a building, not simply whether a system has been installed.

In many commercial spaces, traditional sprinkler systems remain the most effective way to control fire risk, but they're not always the right solution. Around electrical equipment and high-value machinery, water can cause significant damage alongside the fire itself. Localised automatic fire suppression is designed to detect and extinguish a fire at its source, protecting critical assets while minimising disruption.

In practice, that includes:

  • Electrical enclosures and critical equipment – UL 2166 is the recognised standard for clean agent suppression systems, with LPCB approval to LPS 1666 providing further assurance for systems protecting electrical cabinets and similar applications.

The value of certification extends beyond the certificate itself. Recognised standards provide insurers with confidence that a system has been independently tested, making them an increasingly important factor when assessing risk and determining policy terms. Some insurers already reflect this in their underwriting. For example, NFU Mutual offers premium discounts on agricultural machinery fitted with P-Mark accredited fire suppression systems.

For businesses specifying fire suppression, independent certification has become an important point of differentiation. When two systems appear similar on paper, the one backed by recognised testing and a clear certification record provides stronger evidence of performance, giving specifiers, insurers and end users greater confidence that the system is suited to the environment it's protecting.

New risks from electrification

Electrification is changing the fire risk profile of commercial and industrial buildings. As businesses replace fossil fuel-powered systems with electrical alternatives, they're introducing more electrical infrastructure into their operations. Battery energy storage, EV charging, renewable energy systems, expanded switchgear, UPS installations and growing data centre capacity are all increasing the number of critical assets that depend on reliable electrical power.

This trend is reshaping fire risk in several ways:

  • More electrical assets – Businesses are relying on larger and more complex electrical systems to power day-to-day operations.
  • Greater operational dependence – A fault in one cabinet or distribution board can interrupt production, communications or other critical services.
  • Higher asset values – Electrical equipment is often expensive to replace, with downtime adding significantly to the overall cost of an incident.

The fire itself doesn't have to be significant to have major consequences. A fault inside an electrical cabinet or control panel can spread to neighbouring equipment, turning a small electrical failure into a costly operational disruption.

That's why fire protection is increasingly being designed into the equipment itself. Growing pressure from insurers

  • Data centres: Downtime is measured in minutes rather than days, with outages estimated to cost around $9,000 per minute. The Uptime Institute found that more than two-thirds of major outages exceed $100,000, while around one in five costs more than $3 million.
  • Warehousing and logistics: Fires can destroy stock, disrupt distribution and disable critical electrical infrastructure. Preventable warehouse fires are estimated to have cost the UK economy £1 billion in GDP and around 5,000 jobs over the past five years.

Losses on this scale are changing the way insurers assess fire risk. Increasingly, they're looking beyond building-wide protection to the equipment most likely to cause operational disruption, asking whether automatic suppression is in place and whether those systems are independently certified and properly maintained.

Around 25% of UK businesses affected by a serious fire never reopen, while an estimated 80% of commercial properties are underinsured. Preventing a fire from escalating is often far less costly than dealing with the financial consequences of prolonged downtime.

Protecting critical equipment with appropriate, well-maintained fire suppression is becoming an increasingly important part of demonstrating good risk management. It's also helping businesses strengthen resilience while meeting the higher expectations of insurers.

What this means for businesses

None of these trends demands immediate action on its own. Taken together, however, they point to higher expectations around fire protection. Regulation is evolving, insurers are scrutinising risk more closely, independent certification is carrying greater weight and electrification is increasing the value of the assets that need protecting.

Businesses that review their fire protection now will be in a stronger position than those waiting for an incident to force the issue. Understanding where the greatest risks exist, selecting suppression that's appropriate for those environments and maintaining systems to recognised standards all help reduce operational risk while demonstrating good practice.
